<p>The Paces Neighborhood is one of the many beautiful neighborhoods in Buckhead, but one that I am particularly proud of because it is my home. The neighborhood primarily has older homes from the 1950&#8217;s and 60&#8217;s, but it also has it&#8217;s fair share of jaw-dropping estates.</p>
<p>The one theme that ties the whole neighborhood together are the large wooded lots with old oak trees and long, winding driveways. I often get questions from my clients about the &#8220;current absorption rate&#8221; and other statistical data that no clients thought to ask about a few years ago.</p>
<p>This increase in consumer knowledge is a great thing, and I have prepared a detailed market study for the Buckhead real estate market below:</p>
<p><strong><a title="Buckhead Homes for sale" href="http://www.buckheadgarealestate.com/">Buckhead Single Family Homes:</a></strong></p>
<p>During the first five months of the year in 2009, we saw 267 homes sold in Buckhead. This ended up being 31% of the total to be sold that year. </p>
<p>As shown on the chart below, 346 homes have traded hands during the first five months of 2010. If the same consumer pattern holds true  this year, then that means that we can expect 1116 homes to sell in the Buckhead area this year. This would represent a significant increase of 2009.</p>

<p> <strong><a title="Buckhead Condos for sale" href="http://www.buckheadgarealestate.com/Buckhead-Condos.php">Buckhead Condos and Townhomes:</a></strong></p>
<p>345 Condos have sold in Buckhead so far this year, which is an excellent number considering that there are less than 1300 actually for sale! This is a significant increase over 290 sales during the same period last year, and average prices also have increased by 11.7% to $237,605. Much of this activity might be attributed to the first-time home-buyer tax credit, but overall it appears that the bottom may be behind us!</p>
<p>If the same monthly percentages from 2009 hold true for this year, then there would be exactly 1000 condos sold in Buckhead during 2010.</p>

<p>The luxury retail development should open for business in November 2011, exactly two years behind the originally planned date. Construction at the massive site has ground to a halt as investors pulled out due to the economy.</p>
<p>The plans for the development remain much the same, but with the addition of several &#8220;large new tenants, including a movie theater with a bar and restaurant, a high-end bowling alley and an event facility for a local catering company&#8221;.</p>
<p>I am excited about this progress, and I hope it keeps the momentum going!</p>

Recent high-profile foreclosures on luxury condo project such as the Mansion on Peachtree may continue to bring a high supply of condos into the market at competitive prices.</p>
<p>During the first 4 months of 2010 there were only 270 condos sold in Buckhead. If sales volume does not increase, then we have 20 months of supply currently on the market, which is about twice as much inventory as I would like to see! Fortunately the sales number have been picking up.</p>
<p>The chart below shows that sales in April of this year averaged a sales price of $229,000 for the 86 Buckhead condos that changed hands. This is a 14.5% increase in average selling price of the same month in 2009 and a 24.5% increase in the total number of condos sold! This is progress:</p>

<p>The meticulous process will transform Buckhead&#8217;s main commercial corridor between Shadowlawn and Roxboro Roads. The main focus will be on improving the streetscape, pedestrian experience, and traffic flow. This will include wider streets with bike lanes in both directions, more trees and vegetation, wider sidewalks, more benches, utilities placed out of site and underground, and landscaped medians.</p>
<p>As the financial heart of the city, Buckhead&#8217;s commercial district will greatly benefit from these improvements. Minus a few traffic snarls that it will cause over the next few years, residents will also benefit greatly.</p>
